The Community
Two buildings and a private home, on one quiet block.
Carriage House sits on Jamesville Avenue, less than a mile from Syracuse University and a few minutes from Marshall Street. The east side gives you city convenience at a lower cost than living closer in — and the community itself is set back off the road, with parking on site, a picnic area and mature trees.
The layouts run from studios up to the 896 sq ft Chalet, a three-bedroom.
There is also a private home on the property, at 146 Jamesville Avenue — a single home rather than an apartment. It comes open rarely, so ask to be told when it does.
A property manager is on site, and so is maintenance.

Jamesville Avenue puts you on the quiet edge of the university neighborhood. You can walk to class or to Marshall Street, cut through Thornden Park on the way home, and still park in a lot rather than circling for street parking.
It is the trade that makes the east side work: the same access as living right on campus, without the rent that comes with it.

FAQ
The ones we get every week.
What does rent cost?
Rents change with availability, layout and lease term, so we quote them by phone rather than post a number that’s out of date by the time you read it. Call (315) 424-0036 x111 and we’ll tell you what’s open today and what it rents for.
How do I pay rent?
Pay online through the resident portal, or mail a check or money order payable to Carriage House LLC at PO Box 10035, Albany, NY 12201-5035, with your name and apartment number on it. Open the resident portal
When is the leasing office open?
The leasing office is open Mon–Fri, 10am–4pm. Outside those hours, send the tour form and we will call you back. Maintenance emergencies are handled separately — call the main number.
Are pets allowed?
Yes — cats and dogs are both welcome at Carriage House and Brook Manor. Call (315) 424-0036 x111 for the limits on number, size and breed, which we confirm before you sign.
How far is Syracuse University?
About three minutes by car — 0.6 miles. On foot it is a mile along East Colvin Street, roughly 15 minutes and almost entirely flat, which brings you to the South Crouse Avenue edge of campus. The main quad is about ten minutes beyond that. Marshall Street is a similar walk.
Is parking included?
Yes — parking is on site, at no extra monthly charge.
Who handles snow removal?
Snow removal is contracted to a third-party service that covers the lots and walkways. If something has not been cleared, call the management office at (315) 424-0036 x111 and we will get the contractor out.
Is the property on a bus line?
Yes. The nearest Centro stop is at Jamesville Avenue and East Colvin Street — 0.1 miles, about a three-minute walk from the door. Routes 40 and 72 run that corridor downtown and past the University Hill hospitals, and route 45 also runs Jamesville Avenue. Check centro.org for current schedules.
Is there EV charging?
Yes — there are two electric vehicle charging ports on the property. Charging is billed directly to you through the charger’s mobile app, so it never appears on your rent. Very little of Syracuse’s rental housing offers charging at all.
How long is the lease?
We offer terms from 12 to 24 months. A longer term often gets you a better rate — ask when you call.
What do I need to apply?
A $20 application fee per person 18 or older, paid by money order and non-refundable; four recent pay stubs (two if bi-weekly, four if weekly); and a photo ID for each applicant. Income and credit requirements are available by phone.
How long does an application take?
Up to four days from the point we have everything — your completed application, the fee, your photo ID and four recent pay stubs. Missing documents are what hold applications up, so bring them together if you can.
How much is the security deposit?
The security deposit is equal to one month’s rent. It is collected before move-in and is separate from the $20 application fee, which is non-refundable and does not hold an apartment.
Do I need renters insurance?
Residents must carry renters insurance. If you already have your own policy, bring proof at lease signing and there is nothing more to do. If you don’t, ask the leasing office about the protection plan available through the property for $20 per month.
Is there laundry?
There are laundry facilities on site, plus additional storage space if you need it. The machines are run by CSC ServiceWorks, and you pay from your phone with the free CSC GO app, which also shows you which machines are free, sends an alert when your cycle finishes, and handles refunds. Download it for iPhone or Android.
Who do I call if something breaks?
Maintenance is on site. Residents can also submit a request through the online resident portal. Open the resident portal
